A roof issue before closing: build a workable plan

If a property inspection raises a roof concern, separate the condition that needs assessment from the transaction deadline. A rushed diagnosis can create more uncertainty for both buyer and seller.

Turn the inspection concern into a clear request

Share the relevant roof observation, available photographs and the date by which you need an assessment or written scope. Identify whether you are the owner, buyer or authorized representative. Do not upload an entire purchase contract or sensitive financial documents when a short summary will do.

Track three separate milestones

An assessment date, a proposal date and completion of permitted work are different milestones. Ask the roofer to confirm what can actually be scheduled. A submitted contact form is not a reserved visit, and an estimate is not proof that work has been completed or inspected.

Keep the construction and transaction decisions separate

Ask the contractor to describe the observed condition, proposed remedy and limitations. Your real estate or legal adviser should handle contract deadlines and transaction obligations. The roofer should not promise that a repair guarantees financing, insurance coverage or closing.

Plan the documentation needed at the end

Discuss photographs, invoices, warranty information and applicable permit or inspection records.
